Selling in Laguna Niguel starts with the right price and the right prep.
Most Laguna Niguel homes were built before 1990. Whether yours has been updated, and how it is priced against the ones that have, decides how the sale goes. Doug Betz handles both, and you deal with him directly.

About one in five homes in the city is an attached house, and about 9% are in buildings of 50 or more units. Attached homes and condos are sold differently from detached houses: the association's dues, rules and finances become part of what a buyer and their lender review.

What you are selling into.
A few facts about the city's housing explain why preparation matters here.
- Planned from 1959Laguna Niguel was master-planned from 1959 and incorporated on December 1, 1989. More than a third of the city is designated open space.
- Median year built: 1986The City's housing element says most homes were built before 1990 and the oldest neighborhoods date from the late 1960s and early 1970s.
- Median value about $1.19 millionThat is the Census median owner-estimated value across about 64,000 residents. Roughly 67% of occupied homes are owner-occupied.
- A coastal edgeThe western edge of the city is within the Coastal Zone. If your home is there, ask the City what applies before planning exterior work.
- Know your boundariesNiguel Shores and Monarch Beach are in Dana Point, not Laguna Niguel. Listing a home under the right city affects which sales it is compared with.

Four decisions Doug helps you make.
The full listing process covers marketing, showings, negotiation and closing.
-
1
Price against the right comparisons
An updated home and an original-condition home on the same street are different products. Doug prices against sales that match yours in condition, size and association, with the aim of the best sale price.
-
2
Fix what pays, leave what does not
Doug's construction background helps him separate repairs a buyer will insist on from upgrades that will not come back in the price.
-
3
Get the association paperwork ready early
For a condo or a home in a planned community, buyers and lenders review the association's documents. Having them ready shortens the path from offer to closing.
-
4
Plan the next move at the same time
Tell Doug early if you plan to buy again. He is licensed for the loan as well as the sale, so the two closings can be scheduled together. If you are 62 or older, ask him about a HECM for Purchase.
Talk through selling your Laguna Niguel home.
Tell Doug about the property and your timing. He will come back with a pricing view and what he would do before listing.
