A young city with layered ownership costs.
Most of Rancho Santa Margarita was built as a planned community, and that shapes what it costs to own here.
- Built from 1986The first homes sold in 1986 and the city incorporated on January 1, 2000. The city's housing element reports that 94.4% of homes were built in 1980 or later.
- About 47,000 residentsRoughly 72% of occupied homes are owner-occupied, and the median owner-estimated home value is about $971,000.
- A master associationSAMLARC describes itself as the master homeowners association for 13,645 homes, with 13 parks, the lake and the Beach Club. Many neighborhoods also have their own association.
- Mello-Roos in parts of the cityThe City lists community facilities districts formed by the County, two school districts and the Trabuco Canyon Water District. The City did not form them and does not levy them.

What those layers mean for your plans.

If you are buying
Association dues and any Mello-Roos charge are part of the monthly cost of a home, alongside the loan payment, property tax and insurance. Ask for all of them before you compare two homes at the same price. The affordability calculator is a quick first pass, and Doug can run the real numbers with you.

If you are refinancing or want cash out
The same monthly costs count when a lender looks at your budget. Doug brokers Conventional, Jumbo, VA and FHA loans, so he can show you more than one way to structure it. See the lending page for the loan types.

If you are 62 or older
A reverse mortgage lets you draw on home equity with no required monthly mortgage payment. You still pay property taxes, insurance and association dues, and you keep up the home. The reverse mortgage page covers how it works.

If you are selling
Buyers here ask about dues and special taxes early. To see what applies to your own parcel, check your property tax bill: the Orange County Treasurer-Tax Collector lists Mello-Roos under "Special Assessment Charges". Doug's listing process starts with pricing, and you can request a home value estimate first.
Start with the page that fits.
Doug holds a mortgage license (NMLS #1339730) and a California real estate license (DRE #01181814).
